You don't need to know everything before creating a healthier home.
But these three principles will give you a much stronger foundation for almost every decision that follows.

Before selecting mold-resistant finishes or waterproof products, understand where moisture may come from and where it needs to go.
Ask:
How does rain stay out?

A healthy home needs to stay dry—and be able to dry when it doesn't.

02 Understand how your home manages air.
Indoor air quality isn't only about filtration.
A healthier indoor-air strategy considers:

reducing pollutants before they enter the indoor environment
ventilation
intentionally bringing fresh air in and removing stale or humid air
filtration
removing particles from air as it moves through the home
Before asking:
“Which air purifier should I buy?”
ask:
“How is this home supposed to manage air?”
That's a much more useful starting point.

03 Choose materials in context.
Words like:
natural
green
non-toxic
eco-friendly
can be useful starting points.
But they don't automatically tell you whether a material is appropriate for your home.
Material selection should also consider:

how much of the material is being used

where it will be located

THE 5 HEALTHY HOME FUNDAMENTALS
A healthy home works as a system.
Air affects moisture.
Moisture affects materials.
The building envelope affects comfort.
Windows influence daylight, temperature, and energy use.
Mechanical systems influence air quality, humidity, sound, and comfort.
Materials affect both indoor conditions and durability.
Trying to optimize each piece separately can create unintended consequences elsewhere.
The goal isn't to make every individual component “the best.”
The goal is to make the whole home work better together.
FUNDAMENTAL 01
AIR + VENTILATION
Where does fresh air actually come from?
Every day, cooking, showering, cleaning, furnishings, materials, pets, and simply living inside a home affect indoor air.
A healthy-home air strategy considers:

kitchen and bathroom exhaust

filtration

humidity control

air sealing

how mechanical systems move air through the home
Opening a window can be useful.
An air purifier can be useful.
A good filter can be useful.
But none of them, by themselves, answers the bigger question:
How should this home manage air?

MOISTURE + WATER
Before you worry about mold, understand the water.
Moisture can enter a home from:

cooking

humid outdoor air

condensation
-
construction moisture
Good design asks two questions:
How do we keep unwanted water out?
and:
If something gets wet, can it dry?
A mold-resistant finish can't solve a leaking roof
A waterproof coating can't correct poor exterior drainage.
And a “healthy” material may still fail if it's installed in an assembly that traps moisture.

Don't specify your way out of a moisture problem.
First understand where the water is coming from and where it needs to go.
FUNDAMENTAL 03
THE BUILDING ENVELOPE
What actually makes a wall work?
A wall isn't simply drywall:

insulation
-
siding.
The building envelope—including walls, roofs, windows, doors, foundations, and slabs—has to manage:

water
-
air
-
vapor
-
heat
And the individual layers need to remain continuous through windows, doors, roofs, foundations, balconies, penetrations, and other transitions.
More insulation alone doesn't automatically create a better wall.
High-performance windows alone don't automatically create a better building.
The assembly has to work as a system.

Don't evaluate one material in isolation.
Evaluate the complete assembly.

LIGHT + COMFORT
A bright home isn't automatically a comfortable home.
More glass can create more daylight.
It can also create:

Good daylight design considers:

And comfort isn't only about thermostat temperature.

A home can look beautiful in a photograph and still be uncomfortable to live in.

Don't design for the photograph.
Design for how the room feels at 7 AM, 4 PM, January, August—and while someone is actually living there.

HEALTHY MATERIALS
“Natural” doesn't automatically mean healthy.
Healthy material selection is more nuanced than choosing products with the right label.
Ask:

What is the material made from?
-
Does it release anything into indoor air?
-
How much of it will be used?
-
Where will it be located?
-
What happens if it gets wet?
-
What adhesives, coatings, or sealants are required?
-
How will it be cleaned?
-
How long will it last?
-
Can it be repaired instead of replaced?
Durability matters too.
A material that needs frequent replacement creates more construction, more dust, more adhesives, more disruption, and more waste.

Don't ask, “What is the healthiest material?”
Ask:
“What is the healthiest appropriate material for this specific use, assembly, and exposure?”
WHICH DECISIONS SHOULD HAPPEN FIRST?
Start with the decisions that are hardest to change later.
One of the simplest ways to reduce regret during a renovation or custom-home project is to distinguish between decisions that are relatively easy to change and those that become embedded in the building.

A wrong paint color is inconvenient.

This doesn't mean materials are unimportant.
It means the order of decisions matters.
DON'T TRY TO MAKE EVERY DECISION PERFECT.
A healthy-home strategy is also about priorities.
Every project has constraints:

budget

site
-
existing conditions
-
schedule
-
space
-
codes
-
construction realities
Trying to maximize every individual specification can quickly become expensive without necessarily creating the best overall result.
A better question is:
Where will a better decision have the greatest impact?
Sometimes spending more on the building envelope may affect comfort, durability, and mechanical performance simultaneously.
Sometimes a simpler material may be healthier, easier to maintain, and more durable than a more expensive alternative.
Sometimes an architectural change can solve a problem more effectively than another piece of equipment.
Good design is partly about knowing where to invest.
And where NOT to.
QUESTIONS WORTH ASKING BEFORE YOU BUILD
You don't need all the answers.
But before major decisions become fixed, these are useful questions to begin asking:

THE PROJECT

YOUR HEALTHY HOME DOESN'T NEED TO BE PERFECT.
It needs to be considered.
There is no single:

perfect wall,
-
perfect window,
-
perfect flooring,
-
perfect ventilation system,
-
or perfect healthy-home product.
Every decision exists within a larger set of conditions.
The goal is not perfection.
The goal is a home where the decisions support one another:

a home that stays dry,

manages air intentionally,
-
uses materials thoughtfully,
-
provides good light and comfort,
-
and supports the people living inside it.
