Healthy Home Diagnostic Review

Understand your home before you buy or renovate.

A focused, architect-led review of an existing home for buyers and homeowners who want clarity before committing to a property or renovation.

We look at accessible, visible conditions through a healthy-home lens: air and ventilation, moisture, the building envelope, thermal comfort and daylight.

You receive concise written observations, priorities and questions worth investigating further—so your next decisions have a clearer starting point.

$1,250 fixed fee · Intake + 75–90 minute site visit + written findings + 30-minute follow-up.

What We Look For

Air + ventilation

Visible ventilation arrangements, kitchen and bathroom exhaust, and concerns about stuffiness or odors.

Ducted stainless range hood above a stainless induction cooktop in a light-filled Manhattan apartment kitchen.

Moisture + water

Accessible signs of staining, condensation, dampness, and water exposure; questions that may warrant further investigation.

Peeling paint, hairline cracks and brown water staining on a plaster wall beside a prewar apartment window.

Envelope + comfort

Visible window and enclosure conditions, drafts, uneven temperatures, and the relationship between the home and its heating and cooling systems.

Empty prewar New York apartment corner with tall sash windows, a painted cast-iron radiator and pale oak floors.

Daylight + everyday use

How light, room relationships, and daily routines affect comfort in the existing home.

We connect these observations into practical priorities. A visual review cannot determine the conditions behind finishes or environmental contaminants.

Your Review, Step by Step

1. Share your home and priorities

Tell us the property location, home type, project stage and concerns. We confirm fit and access before scheduling.

2. Walk through the home together

A 75–90 minute site visit focuses on accessible, visible conditions and your questions. No finishes are opened and no environmental samples are taken.

3. Receive clear written priorities

Your concise findings summarize observations, recommended next steps and questions for specialists where further investigation is appropriate.

4. Discuss the next decisions

A 30-minute follow-up helps you understand the findings and decide what deserves attention first.

Fixed fee: $1,250

Includes intake, one site visit, written findings and one follow-up. Additional testing or professional services require a separate scope.

A Focused Review with Clear Boundaries

This is a visual, noninvasive architectural review of accessible existing conditions. It helps you identify priorities and decide where more information is needed.

It does not include:

  • Environmental sampling or testing for mold, asbestos, lead, radon or other contaminants

  • Opening walls, destructive investigation or inspection of inaccessible conditions

  • Structural or engineering evaluation, code or zoning analysis, or compliance certification

  • Design drawings, specifications, DOB filing or permit services

  • Contractor management or construction administration

It does not replace a home inspection, environmental assessment or specialist investigation, and it does not certify that a property is free of defects or safe to purchase.

Where observations suggest a need for further investigation, the written findings identify questions for the appropriate qualified professional. Additional services are discussed separately.

Why Tong Dong Architects?

Tong Dong Architects is a New York residential architecture studio led by Queenie Tong, RA, NCARB.

TDA approaches healthy-home design as architecture—not as a collection of wellness products or upgrades.

We study how:

  • layout affects daylight.

  • windows affect comfort.

  • insulation affects mechanical systems.

  • materials affect indoor air.

  • moisture affects durability.

  • storage affects everyday life.

Our approach brings together residential architecture, healthy-home principles, building science, and the realities of family life.

The objective is simple:

Create homes that work better, feel better, and continue to perform well long after construction is complete.

Who is the review for?

Buyers and homeowners evaluating an existing home before a purchase or renovation. Property access is needed for the site visit.

No. This is a visual, noninvasive architectural review. Environmental sampling, lab testing and invasive investigation are outside the scope. Findings may recommend specialist investigation.

No. It adds a focused healthy-home architectural perspective and does not replace property inspections, engineering evaluations or environmental assessments.

How is it different from the Readiness Assessment?

The free Healthy Home Readiness Assessment helps you reflect on your priorities and planning approach. The paid Diagnostic Review evaluates accessible conditions in a specific existing home.

How is it different from the Design Review?

The Diagnostic Review looks at an existing home. Our Healthy Home Design Review provides a second opinion on proposed architectural plans.

Will you design the renovation?
