Phase 1: The Calm Foundation (Vision & Feasibility)
We begin with a Vision + Constraints Intake to map out your must-haves and your building’s specific operating system (Co-op, Condo, or Townhouse). Then, we do a Feasibility Check to flag plumbing, structural, and DOB triggers before you spend a dime on design.
Phase 2: The Core Blueprint (Team & Schematic Design)
Once we know what’s possible, we help you assemble the right team (architects and engineers) in the correct order. We then dive into Schematic Design—solving the NYC space puzzle with smart layouts for kid zones, storage, and flow.
Phase 3: Deep Design & Wellness Systems
This is where your home starts to "breathe." We coordinate your MEP and Structural systems (think: independent air filtration and unit-specific ERVs) and finalize a selection of Non-Toxic Materials like mineral-based finishes and zero-VOC barriers. No "GC defaults" here—every detail is intentional.
Phase 4: Navigating the NYC Maze (Approvals & Permits)
We handle the part everyone fears: Board Approvals and DOB Filings. Because we extract building rules early and file a "Coordinated Permit Strategy," we avoid the month-long resets and "fragmented filing" flags that stall most city projects.
Phase 5: The Handover & Close-Out
